Access Statement for Hill View House, Dartmouth


Introduction

Hill View House is fully committed to meeting both the needs of all customers in our home based 5 bedroom Bed and Breakfast and to maximising visitor enjoyment and comfort during their stay in Dartmouth. The following access statement outlines the services and facilities currently offered by Hill View House. However, should you require any further information please do not hesitate to contact us.

 

Pre-Arrival

There is a bus stop diagonally opposite our front entrance and there is a regular bus service.

The nearest main line train station at Totnes is approximately 20 minutes away by car. Otherwise a seasonal steam train service terminates at Kingswear Station on the outskirts of Dartmouth.

There is a good reliable local taxi service. If required, we can make a booking for you.

Arrival & Car Parking Facilities

Hill View House is a split level five storey period town house located approximately 150 metres up a hill.

On arrival to the front of the property there is a single gate with twoo concrete steps leading down to the footpath and main entrance (ground floor level). The depth of the first step is 45cm and the second is 79cm. Otherwise the width and height of both steps are 95cm and 16cm respectively. The whole length of the surface of the short footpath from the front steps to the main entrance is made of concrete and is level.

At the point of arrival initial contact to gain access at the front is by doorbell.

An automatic lamp with a sensor providing good lighting is located next to the front door.

On arrival to the rear of the property the approach from the road is completely open and leads to the hardstanding area (parking), the back entrance (lower ground floor level) and the self contained letting bedroom number five (basement level). The surface is also flat and made of concrete. The depth, width and height of the five wooden steps leading up to the lower ground floor entrance are 23cm, 98cm and 20cm respectively. The depth, width and height of the six elongated concrete steps leading down to the basement are 54cm, 86cm and 19cm respectively. A further internal step with a height of 24cm leads down into the basement bedroom.

At the point of arrival initial contact to gain access at the rear is by doorbell.

Another automatic light with a sensor providing good lighting is located on the rear elevation.

Parking for upto five vehicles is located on both the back of the property and in the garage opposite. Although there are no marked parking bays there is room for uptoo three cars on the back and one in front of the garage.

Parking on site is never guaranteed, however priority is given to visitors with obvious disabilities - details of your parking requirements are sought at the booking enquiry stage.

Additional parking off site for twoo cars is potentially available in the main central car park by means of a Hill View House business permit. There is no extra cost for this. Assistance in these instances is automatically provided by me to find you a parking space and then bring you back to the Bed and Breakfast.

I can assist guests with taking their luggage to their rooms.

Clear signage is provided at both the front and rear of the property. A contact telephone number is alsoo displayed at the front.

Dartmouth town centre and riverfront are approximately 5 minutes walk from the Bed and Breakfast.

The Tourist Information Centre is located in the centre of Dartmouth.

Main Entrance & Reception

The main manual front door (ground floor) has one step 17cm high and is 70cm wide.

This door is always locked but we do give all visitors a front door key for means of access at all times.

On entry into our home on the ground floor level there is a hallway 5m 40cm long by 70cm wide - the staircase at the end of the hallway leads upto the first and second floors and down to the lower ground floor.

On the top step going down to the lower ground floor there is a further width restriction of 59cm.

There is seating provided in the lounge immediately off the hallway - a 3cm high threshold divides these twoo areas.

Carpet flooring has been laid throughout the whole of the ground floor.
The back manual door (lower ground floor) has one step 4cm high and is 70cm wide.

This door is only locked at night but wedogive all visitors a back door key for means of access at all times.

On entry into our home on the lower ground floor level there is a hallway 5m 75cm long by 70cm wide leading to the reception area and staircase - the staircase leads upto the ground, first and second floors.

There is seating provided in the dining room immediately off the hallway - a 2cm high threshold divides these twoo areas.

Carpet flooring has been laid throughout the hallway and floorboards have been stripped in the dining room.

Good lighting is provided in both the front and rear entrances.

At the point of arrival a familiarisation tour is provided by me of Hill View House and procedures in the event of a fire are fully explained.

Braille signage is provided on all doors.

Public Areas - General (Internal)

Our corridors are 81cm wide. However, on the top step going down from the ground floor level there is a further width restriction of 59cm.

Corridors and staircases have a very light plain colour scheme and are well lit. The front entrance, rear entrance, reception area and the first and second floor landings are continuously lit throughout the night.

The floor covering on all corridors and staircases is carpet.

There are15 stairs from the lower ground floor level to the ground floor level followed by 16 stairs to the first floor level and a further 15 stairs to the second floor level.

The depth, width and height of all internal stairs are 25cm, 89cm and 19cm respectively.

The measurements of the landings on the first and second floor levels are 1m 81cm by 1m 82cm.

The breakfast room is located on the lower ground floor and the guest lounge on the ground floor.

Braille signage is provided on all doors.

All main internal doors are fire doors, manual and 74cm wide.

All guests are given their own front door, back door and bedroom keys.
The thresholds to bedroom 3 (second floor level) and the lounge (ground floor level) are 3cm high and to the dining room (lower ground floor level) is 2cm high.

Public Areas - WC

A very small cloakroom off my office is located behind the reception area on the lower ground floor level.

Access to this WC is initially via a manual fire door and then a wooden sliding door - the width of the sliding door is 49cm, however there is a further restricted width route into the WC of 39cm. There is a 10cm high threshold.

The flooring is non-slip cork tiling.

The height of the toilet seat is 41cm.

The height of the small corner basin is 78cm.

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe

Breakfast is served just off the reception area on the lower ground floor.
The nearest cloakroom to the breakfast room is located just behind the reception.

There is a 2cm threshold into the breakfast room. The door width is 74cm.
Furniture is flexible and can be moved on request.

Tables have underspace of 67cm high by 59cm wide and overall height of 72cm (legs on each corner) - the chairsdonot have arms.

Menus can be provided in large print and Braille by prior arrangement.
All diets are catered for and breakfast is served by me.

In addition, breakfast can be served in the customer's bedroom if appropriate.

Piped music is played in the background, but can be turned off upon request.

Flooring is stripped wooden boards.

Lighting is provided by an uplight, accent lighting and a normal pendant.
The guest lounge is situated just off the hallway on the ground floor level.
The guest lounge door width is 74cm.

There is a 3cm threshold into the lounge.

Furniture in the lounge is also flexible and can be moved on request.

Piped music is not played in the background, but can be switched on if requested.

Flooring is carpet with a small rug in front of the fireplace.

Lighting is provided by uplights, task lighting and a normal pendant.

Bedrooms

There are 2 double bedrooms on the first floor (numbers 1 & 2), two twoin bedrooms on the second floor (numbers 3 & 4) and one self contained double bedroom (annex) in the basement (number 5).

The measurements of bedroom 1 are 4m 42cm by 4m 29cm.

The measurements of bedroom 2 are 3m 68cm by 3m 30cm.

The measurements of bedroom 3 are 4m 32cm by 4m 17cm - there is some restricted head height.

The measurements of bedroom 4 are 4m 17cm by 3m - there is some restricted head height.

The measurements of bedroom 5 are 4m 11cm by 2m 79cm.

All internal stairs are 19cm high, 25cm deep and 86cm wide.

The external wooden stairs are 20cm high, 23cm deep and 98cm wide, and the external elongated concrete steps are 19cm high, 54cm deep and 86cm wide.

There are 16 stairs to the first floor level from the ground floor and a further 15 to the second floor level. There are 15 stairs to the lower ground floor level from the ground floor, a further 5 stairs out to the back and 6 more steps down to the basement.

Door widths (main and ensuite) are 74cm.

There are at least 85cm routes within the bedrooms e.g. to the side of beds, betwoeen beds and dressing table etc.

Seating is moveable on request - there are 2 seats per bedroom.

Beds are 48cm high - bedsdonot have foot boards.

All televisions come with remote control and teletext.

All bedrooms have full ensuite facilities (see below for details).

Fitted carpets on the floor in all the bedrooms and internal staircases.
There is a raised threshold of 3cm to twoin bedroom number 3 (second floor) and a 24cm high step down to the self contained double bedroom number 5 (basement).

Each room has a cordless kettle and a mini fridge.

A guest information sheet is given to all customers. This can also be provided in large print and Braille by prior arrangement.

Lighting in the bedrooms is a combination of task lighting, spot lighting and central pendants.

Braille signage is on the main bedroom doors.

If appropriate, breakfast can be served in the customer's bedroom.

Bathroom, Shower-room & WC [Ensuite or Shared]

All ensuites have shower cubicles except room number 5 which has a bath.

Ensuite door widths are 74cm.

The shower cubicles in room numbers 1,2,3 & 4 have a step/edge of 22cm high and each cubicle has a grab rail.

The bath edge in room number 5 is 54cm high and has a shower attachment.

The basins in room numbers 1, 2 & 5 are 81cm high and have pedestalso underneath.

The basins in room numbers 3 & 4 are 78cm high, wall mounted and have clear underspace.

The toilets are all 41cm high.

The flooring is ceramic tiles.

Lighting is a combination of sealed central lighting and fluorescent strip lighting.

We have a small enclosed herb garden at the front of the property.

There is a very small local park approximately 150 metres walk from the B&B and a much bigger park about another 400 metres on from there.

Additional Information

Hill View House fully complies with the new fire regulations - a professional fire risk was independently undertaken in August 2006 and is reviewed annually.

Hill View House is fully insured for public liability.
